Selling Your Home
Currently, in Union County alone, there are 657 Residential, Single-Family Homes listed on the MLS.
As a realtor, when I work with a buyer, I utilize the MLS to search for the homes that meet the criteria my client has specified. I also rely on the inventory I am aware of through office listings, open houses, advertising and previous showings. I cannot look at each home listed on the MLS before choosing what to show to my buyer....it's not physically possible.
By marketing your home in an effective manner, it is being put out there before the public - for potential buyers- and also realtors to see.
The internet has changed the way buyers choose a home. Many times, they are the ones searching the MLS and narrowing down their choices before they bring them to the Realtor. Buyer's today are a smart, well-informed, internet-using group and we work hard to market to them accordingly.
Our marketing campaigns for sellers vary from home to home but usually include the MLS and the FMLS, local and regional newspaper advertising, office caravans, unique realtor open houses (we have FUN at these!), Homes For Sale magazines, signs, flyers, information boxes on your property, internet marketing campaigns, our wonderful website and a presence on sites such as Realtor.com and Homes.com. In addition, we also maintain a small information center for all of our listings and area information at Tucker's On The Square in downtown Blairsville. We are also preparing to launch a marketing campaign at our local theater and on the local radio station.
So, if the agent you're considering listing your home with says, "It doesn't matter who lists it, just who brings the buyer in" I hope you question them on what their marketing campaign for your home will be.
